The Site

 

The proposed Application Site equates to 3.4 ha and sits southeast of Stroude Road. It comprises Oak Tree Nurseries greenhouses and polytunnels with an existing access off Stroude Road.

The Site is surrounded by woodland to the east and south, residential properties to the north and the Stroude Road Allotments, Edgell Close play area and residential properties to the west.

A Public Right of Way / Bridleway 46 / The Lane) runs along the Site’s southern boundary.

Our Vision is to create:

  • An environmentally and landscape-led development that creates a thriving, attractive and sustainable place to live.
  • A natural extension to the village, carefully set within the landscape.
  • Utilisation/enhancement of existing access point in the northwest corner of the Site, off Stroude Road.
  • Well-connected green spaces through provision of new green corridors that enhance movement and access to nature.
  • Provision of approximately 95 dwellings comprising 1-to-4-bedroom homes, across a mix of apartments, maisonettes, terraced houses, semi-detached and detached houses and including 50% affordable to meet a local need.
  • An attractive, safe, and secure residential environment where people will aspire to live.
  • Opportunities for new facilities such as forest trails, woodland play, and community gardens.

 

OSP Architects have carried out a detailed review of the site context, opportunities, constraints and surrounding development. Combined with landscape, ecological, tree and technical input from the consultant team – the proposed layout has been prepared, which illustrates how we will deliver approximately 94 new homes, including 50% affordable housing, and provision new landscaping and community green space on Site.

Our plans provide a variety of market and affordable homes across a range of property sizes to deliver a mixed and balanced community and to meet local housing needs.    

The homes will be designed to be in keeping with the local traditional architecture and character of the area. The majority of homes will be 2-storey. The apartment buildings would be 3-storey buildings located to the north of the Site.

The affordable homes will be designed to be tenure blind. This means that all homes on the development, whether for private sale or affordable will follow the same design principles.

We’re committed to building greener, healthier homes for us all. The Proposed Development will be sustainably constructed, adopting a fabric first approach to improve the thermal and energy efficiency of the homes. All of the homes will have EV charging and be fitted with energy saving and water efficient appliances. All dwellings will be built to the emerging Future Homes Standard.

Connectivity

 

Our plans include the delivery of new connections throughout the development. Access is proposed via an enhanced access and pedestrian connection off Stroude Road. A new pedestrian and cycle access is proposed to the South of the site, linking to the existing Public Right of Way. 

Off the main road, at the entrance to the development, the proposed road will split into smaller streets and private driveways to give the site a more open, village-like feel. The proposed layout is designed so vehicles, cyclists and pedestrians can move easily around the site, with footpaths also providing accessible routes to the public green spaces.

The proposal brings forward several new open spaces including:

  • An arrival garden and social space with new planting, picnic benches, and playable features.  
  • A new gateway to the existing Edgell Close play area with a new tree lined pedestrian entrance.
  • Retention of boundary vegetation and creation of new landscaping and ecological enhancements within the Site.
  • Creation of a new pedestrian / cycle link from the Site, connecting to 'The Lane' and Public Right of Way BW46 to the south of the Site.
  • New community facilities, including forest trails, woodland play and community gardens, making these spaces accessible to all and delivering meaningful benefits for the wider community.

Ecology

 

Preserving and enhancing local wildlife is a key consideration when we plan and build new developments.

Ecology surveys of the Site have been undertaken to inform the detailed design, including the landscape proposals. This will ensure that appropriate mitigation measures are integrated into the development.

New planting will be provided throughout the development. Our proposals will deliver a 10% net gain in biodiversity, increasing the ecological value of the Site. This will be delivered through the inclusion of extensive areas of new and more varied habitats which can support a wider range of ecology.
