Q: What is being proposed?

A: A detailed planning application for 94 new homes providing a range of housing types, designs and sizes, including affordable housing and smaller homes suitable for first-time buyers, alongside open space, and new pedestrian/cycle links connecting to the wider area.

 

Q: What stage is the project at?

A: This is a pre-application consultation. Feedback will help shape the proposals before a planning application is submitted.

 

Q: Why has this site been identified for development?

A: The site is well located, easily accessible from Stroude Road, in close proximity to Virginia Water train station and capable of delivering much needed new homes.

 

Q: What type of housing is proposed?

A: Our plans provide a good mix of market and affordable homes across a range of property sizes to deliver a mixed and balanced community. Our proposals include a mixture of 1-to-4-bedroom homes, including apartments and houses. 50% of these homes will be affordable.

 

Q: Will the homes have sustainable features? Solar panels, EV charging points etc?

A: Yes. The houses are to be delivered in line with the relevant planning policy and Building Regulations. 

 

Q: How will the development affect traffic?

A: Detailed assessments will be undertaken as part of the planning application to understand impacts and identify any necessary improvements.

 

Q: How much parking will be provided as part of the development?

A: Car and cycle parking will be provided in accordance with Runnymede Borough Council parking standards, as well as proportionate and well integrated visitor parking within the scheme. 

 

Q: Will sustainable travel be supported?

A: The site’s proximity to Virginia Water Train Station and new walking routes will support sustainable travel choices. The proposed scheme seeks to provide footways throughout the site, connecting to the existing provision on Stroude Road. It also seeks to provide a new pedestrian/cycle route linking to the PROW/Bridleway which runs along the southern boundary of the site.

 

Q: How will ecology be accommodated on the site?

A: The application will be accompanied by a landscape masterplan, which sets out the existing habitats that will be retained and enhanced. This includes the boundary vegetation and woodland located to the south and east of the site, together with new tree planting proposed throughout the development to strengthen biodiversity and landscape character.

 

Q: Will the development fit with the local area?

A: Yes. A landscape-led approach will help integrate the development and maintain the character of surrounding communities.
